National Night Out

Q: When will Construction of town center begin?
There are several things that must be accomplished before construction can begin:
  • Entitlements - which are all the required approvals from the City including the final PUD, plat, engineering approvals and building permits.

  • Pre-leasing - per the terms of the development agreement at least 50% of the center needs to be pre leased in order to obtain construction financing and close on the land.

  • We hope that all of this can be completed by fourth quarter 2008.



Q: What kind of tenants will the town center have?
  • We anticipate a mix of regional and local tenants including several restaurants.

Q: What is happening with the 6-acre site on the east side of Grant Street?
  • Planning is underway to develop a mixed-use, commercial and residential area.



Q: How do the retail development and mixed-use residential development impact the Recreation Center development or vice versa?
  • While planning has taken into account the development of a new Recreation Center by trying to integrate parking, access, signage and other issues, the retail development is not dependent on the Recreation Center occurring or vice versa.


Q: How was EB Rains Park integrated into the planning?
  • A new community plaza totally approximately 1 acre in size is planned as part of the new retail district just on the west side of Grant Street with pedestrian connections to E.B. Rains Jr. Park. This will allow for street fairs, community performances and a neighborhood gathering place.

  • Design and programming of this plaza has undergone community input with meetings held in July and August, 2007. Initial concept drawings are included in the Design Guidelines endorsed by the Planning Commission on October 9, 2007.

  • In addition, pedestrian connections will be made across the Highline Canal from the mixed-use, commercial, residential development on the east side of Grant Street to connect residents to this wonderful community asset.
